the issuance of the first building permit on the Auf der Maur <br /> Parcel, Landowner shall pay Thirty Thousand Dollars ($30,000.00) <br /> to the City as an offset to the City's contribution to the Valley <br /> Avenue Extension Assessment District. <br /> <br /> b. Del Valle Parkway-Bernal Avenue Intersection. If <br />traffic studies satisfactory to the City's Director of Public <br />Works show that there is no need for additional signalization <br />along the Bernal Avenue Extension (including the Del Valle Park- <br />way intersection) within five years from the date of the first <br />major project approval on the Auf der Maur Parcel, then the City <br />will not include as a condition of that project approval a re- <br />quirement that the Landowner share in the cost of that signaliza- <br />tion when and if signalization finally does become necessary. <br /> <br /> 6. Stanley Boulevard Access. Landowner desires Stanley <br />Boulevard access for the proposed Shopping Center Parcel. City <br />has reviewed Landowner's request and hereby agrees that two <br />vehicular accesses on the southerly side of Stanley Boulevard <br />will be permitted subject to a design which includes a decelera- <br />tion lane adjacent to the proposed vehicular accesses. The de- <br />celeration lane and two vehicular accesses on Stanley Boulevard <br />shall be constructed in conjunction with the discretionary proj- <br />ect approval on the shopping center parcel and shall be con- <br />structed entirely at developer's expense. The approximate con- <br />figuration of the deceleration lane and vehicular accesses shall <br />be as shown on Exhibit "A" subject to final approval as to loca- <br />tion by the Director of Public Works.
