Building A and a portion of Building D would have a 5 and 12 <br /> pitched roof that would be covered with a red 'terra cotta' <br /> concrete tile roof. Building C (three-stories) would have a sloped <br /> mansard type roof that would be covered in the same matching tiles. <br /> <br />The proposed color scheme consists of 'saddle' brown for the trim, <br />slump-stone and window features, with 'Spanish' sand tan for the <br />walls and pillars. The roll-up doors would be 'burnt' orange with <br />terra cotta for the tile roof. <br /> <br /> PERIMETER GATES AND WALLS <br /> <br />The applicant proposes to install a 7 ft. high black wrought iron <br />gate and fencing along the driveway entrance onto Old Santa Rita <br />Road. The wrought iron gate would be automatic and be activated <br />with a card insert mechanism. In addition to the gate to the front <br />of the site, the applicant proposes to install a 7 ft. high, 8 in. <br />thick precast concrete wall along the rear (eastern) and a small <br />portion of the northern and southern property lines. The wall in <br />conjunction with the perimeter buildings (A, B, D) and the wrought <br />iron fence would provide a security barrier around the entire site. <br />The purpose of this type of design is to provide 24 hour security <br />for the site. These types of mini-storage uses are prime targets <br />for thefts. Therefore, security is an integral part of the project <br />design. <br /> <br />Staff believes that the wrought iron gates and fences along the Old <br />Santa Rita Road frontage are attractively designed and would be <br />complementary to the project design. However, staff feels that the <br />proposed wall along the eastern property line should be revised to <br />a "Tomax" type design wall that are evident along Hopyard Road near <br />Stoneridge Drive and along Santa Rita Road north of West Las <br />Positas. Staff has imposed the same condition on the recently <br />approved mini-storage project proposal just to the south of this <br />site. In addition, staff has been in contact with the <br />Trammell-Crow Company which owns the large parcel to the east and <br />their initial indication is that when they develop their properties <br />they would be interested in installing a matching wall in the areas <br />that are determined to be necessary. Therefore, staff recommends <br />that the proposed wall design be revised to a "Tomax" type design <br />with a top trimmer row of bricks. In addition, the wall panels <br />should be installed alternating the smooth and rough sides of the <br />wall for variety, and be installed on the Trammell-Crow side of the <br />eastern property line. This location would ensure a continuous <br />wall (no jogs) when all adjacent properties are developed. <br /> <br /> - 3 - <br /> <br /> <br />
