The project site is located within a low (depressed) area that runs <br />along the east side of Old Santa Rita Road, from a point starting <br />with the adjacent property to the south (Pleasanton Storage site) <br />running up to a point terminating at the Sullins or Glaser parcels. <br />Presently, these properties drain to the east onto the <br />Trammell-Crow property. When the improvements were made to Old <br />Santa Rita Road in 1983, drainage of these parcels into the <br />appropriate storm drain system installed within the roadway was not <br />planned for. As a result, the invert elevations and top of curb <br />elevations for the Old Santa Rita Road system are much too high to <br />effectively provide the required falls for the drainage of these <br />subject parcels. Failure to include these parcels into the design <br />of the storm drain system created a drainage anomaly for these <br />parcels which has hopefully been solved through the combined <br />efforts of staff and the applicant. <br /> <br />PROJECT PROPOSAL <br /> <br />The three-story building would be approximately 29 ft. in height <br />while Building A along Old Santa Rita Road would be 15 ft. in <br />height. Building B would have a flat roof and be 13 ft. in height. <br />Building D would have a pitched roof and be 14 ft. in height near <br />Santa Rita Road, while the remainder of the structure would have a <br />flat roof and be 13 ft. in height. The applicant is proposing a <br />total of 81,625 sq. ft. of floor area on the site which would be <br />distributed as follows: Building A, 3900 sq. ft., Building B, <br />4,525 sq. ft., Building C, 68,400 sq. ft. and Building D, 4800 sq. <br />ft. <br /> <br />BUILDING DESIGN <br /> <br />Building materials for the site would consist of slump-stone <br />textured concrete walls in conjunction with smooth concrete <br />vertical pilaster features for all the buildings except for the <br />upper stories of the multi-storied Building C. The west elevation <br />of Building A would utilize this textured slump-stone concrete wall <br />as a wainscoating in conjunction with the vertical concrete <br />pilasters to create a false window. Tinted glass would be <br />installed in approximately the northern half of these window areas <br />(coinciding with manager's residence/office) while the remaining <br />areas would be filled in with a smooth concrete finish. <br /> <br />The second floor of Building C would be covered with vertically <br />grooved wood siding trimmed with medium wood features. False <br />window features (two on the north and south elevations, three on <br />the east and west elevations) would be located throughout this wood <br />siding in order to break up this wall and add architectural detail. <br /> <br /> - 2 - <br /> <br /> <br />
