The <br /> property is located at 435 Neal Street; zoning for <br /> the property is R-1-6500 (Single-family <br /> Residential) District. <br /> <br />ATTACHMENTS: 1. Tentative Parcel Map <br /> 2. Vicinity Map <br /> <br />SUMMARY <br /> <br />PROPOSAL: Subdivision of an existing 15,510 sq. ft. lot, which <br /> lacks frontage on a public street, into two lots of 8,745 sq. <br /> ft. and 6,765 sq. ft., both of which would lack frontage on a. <br /> public street. On the easternmost lot a residence is <br /> proposed which would be 12 ft. from the front property line <br /> rather than the required 23 ft. - <br /> <br />SURROUNDING USE: Medium density, single family residential with <br /> numerous large lots. Adjoining the property is the "Joshua <br /> Neal Home", a designated historical structure. <br /> <br />ENVIRONMENTAL DOCUMENT: This proposal is categorically exempt <br /> from CEQA; therefore, no environmental document accompanies <br /> this report. <br /> <br />RECOMMENDATION: Staff recommends denial for lack of all the <br /> required findings. <br /> <br /> - 1 - <br /> <br /> <br />
