Resolution No. PC-87-49 <br />5/13/87 <br />3. That red curbs and/or "No Parking" signs as <br />required by State law to enable enforcement be <br />installed along both sides of the on-site access <br />driveway in order to maintain clear access at all <br />times. <br />4. That all appropriate construction methods be <br />utilized in order to attain an interior noise level <br />at or below 45 db Ldn. <br />5. That the on-site storm drainage system shall be <br />private and be maintained by the property owner(s). <br />6. That the on-site sanitary sewer system shall be <br />private and be maintained by the property owner(s). <br />7. That the area and improvements bounded by the north <br />line of the emergency access easement, Springdale <br />Avenue, the south property line, and Pleasant Hill <br />Drive shall be privately maintained by the property <br />owner(s). This area includes Gold Creek and the <br />vehicle access road. <br />8. That the Gold Creek area shall be cleared and <br />cleaned by the developer to meet the <br />recommendations of the Tree Survey report, the <br />requirements of the Fire Marshal, and to the <br />satisfaction of the City Engineer. This work shall <br />include, but is not limited to, desilting and <br />clearing the creek and the culverts under Pleasant <br />Hill Road and Springdale Drive subsequent to <br />construction activity and prior to occupancy of the <br />development in order to insure positive drainage. <br />9. That the developer shall design and install a six <br />foot (6') wide separated, P.C.C. sidewalk along the <br />Stoneridge Drive frontage of the site from Pleasant <br />Hill Road to Springdale Avenue. <br />10. That the developer shall install a minimum four <br />foot (4') wide, separated P.C.C. sidewalk at <br />property line along the Springdale Avenue frontage <br />to the site from Stoneridge Drive to the existing <br />sidewalks at the south property line. <br />11. That the developer shall install a minimum four <br />foot (4') wide separated, P.C.C. sidewalk, at <br />property line, along the Pleasant Hill Road <br />frontage of the site from Stoneridge Drive to the <br />existing sidewalk at the south property line. <br />- 2 - <br />
