Resolution No. PC-87-49 <br />5/13/87 <br />12. That the developer shall design and install an <br />emergency vehicle access road along the north bank <br />of Gold Creek, within the Emergency Vehicle Access <br />Easement, from Springdale Avenue to Pleasant Hill <br />Road in order to provide access for fire <br />suppression and flood control purpose. This access <br />road shall be a minimum of twelve feet (12') in <br />width, have minimum inside radii of thirty-four <br />feet (34'), be capable of supporting a fire engine <br />in all weather conditions, have an AC berm or <br />equivalent on the creek side, be paved with A.C. or <br />P.C.C., or other all weather surface acceptable to <br />the City Engineer, slope away from the creek, and <br />be completed to the satisfaction of the City <br />Engineer. A driveway access and suitable vehicle <br />access control shall be provided on each end. <br />13. That the applicant shall redesign the entrance <br />driveway off of Stoneridge Drive to eliminate any <br />conflicting vehicular movements, said redesign <br />shall be submitted for review and approval by the <br />City Engineer and Planning Director prior to <br />issuance of any building permits. <br />14. That the final design of the perimeter fence be <br />submitted for review and approval of the Planning <br />Director prior to issuance of any building permits. <br />15. That all uses and site standards for the project <br />shall be those of the RM-4000 zoning district. <br />16. That automatic opening sectional roll-up garage <br />doors be utilized throughout the project. <br />17. That the final design of the emergency access <br />driveway leading to Pleasant Aill Road shall be <br />reviewed and approved by the City Planning <br />Director, Engineering Department and Fire Marshal <br />prior to issuance of any building permits. <br />18. That the applicant shall submit the final color <br />scheme for review and approval by the Planning <br />Director prior to issuance of any building permits. <br />19. That the applicant shall be responsible for the <br />installation and maintenance of all landscaping <br />along the street frontages of the site. <br />20. That construction pursuant to a valid building <br />permit shall commence within 1 year. Failure to do <br />- 3 - <br />
