Resolution No. PC-87-5G <br />5/27/87 <br />5. That the applicant shall be responsible for the <br />installation and maintenance of all landscaping <br />along the street frontages of the site, north of <br />the southern driveway entrance and up to the <br />Division Street bridge. <br />6. That the developer shall install a minimum 4 foot <br />wide, separated P.C.C. sidewalk along Division <br />Street from the southern end of the site to the <br />bridge structure at the Arroyo del Valle, said <br />sidewalk to be designed to the satisfaction of the <br />City Engineer, and, if deemed necessary by the City <br />Engineer, grant a PSE over the area of the <br />sidewalk. <br />7. That the applicant shall submit a final landscape <br />plan for review and approval by the Planning <br />Director and the City's Landscape Architect prior <br />to issuance of any building permits. Said plan <br />shall include a detailed design of the passive, <br />common open space area proposed along the Arroyo <br />del Valle and replace the street trees along <br />Division Street with a species of canopy tree more <br />typical of those in the downtown area. <br />8. That if, during the development of the site, any <br />additional underground storage tanks or <br />contaminated soils are discovered, the City Fire <br />Marshal shall be contacted for the purpose of <br />conducting an on-site inspection. Upon inspection <br />of the site the Fire Marshal may require mitigative <br />actions to be completed as required by the clean up <br />and abatement sections of the City's Hazardous <br />Material ordinance. Such actions may include <br />removal of any contaminated soil as well as tank <br />sealing and/or removal. <br />9. That all recommendations of the tree study prepared <br />by Hort Science, Inc. dated, November 7, 1986 be <br />incorporated as conditions of approval except where <br />modified by the Planning Director and applicant to <br />preserve some of those trees with marginal health <br />problems. <br />l0. That the applicant complete all necessary bank <br />stabilization work along the Arroyo del Valle as <br />required by Zone 7. <br />11. That the applicant shall dedicate an approximately <br />1.8 acre portion of the site to Zone 7 and grant an <br />access easement to Zone 7 through the proposed 20 <br />ft. wide on-site access driveway. <br />12. That this development plan shall be contingent upon <br />the City's acceptance of a recreation easement from <br />Zone 7 over the portion of the site dedicated to <br />- 2 - <br />
