Resolution No. PC-87-56 <br />5J27/87 <br />Zone 7 and shall be subject to any conditions which <br />may be attached therein. <br />13. That the developer shall enter into an agreement to <br />hold the City harmless if any improvements are made <br />to property (passive open space area) located <br />within the areas of the future recreation easement. <br />14. That construction pursuant to a valid building <br />permit shall commence with one year. Failure to do <br />so will result in the expiration of the development <br />plan approval. <br />13. The on-site storm drainage, water, and sanitary <br />sewer systems for this development shall be private <br />systems and shall be maintained by the property <br />owner(s). The existing storm drain which conveys <br />storm drainage from Division Street across the site <br />to the channel shall be a public system maintained <br />by the City. This line shall be redesigned, <br />relocated, and be installed to the satisfaction of <br />the City Engineer. A 15' wide P.S.E. over this <br />storm drain line shall be granted to the City. <br />Vehicle access shall be required to all manholes <br />and inlets on this line. <br />14. The developer shall re-stripe Division Street from <br />the Wixam Bridge to a transition area south of this <br />development to provide for the following laning: <br />a. 5' wide southbound bike lane (on-street) <br />b. 12' wide southbound vehicle lane, and <br />c. 13' wide northbound vehicle lane. <br />15. The developer shall submit the following plans to <br />Engineering Services for review and approval prior <br />to building permit issuance: <br />a. Two sets of the on-site development plan(s). <br />b. Two sets of improvement plans for the Division <br />Street improvements and for any on-site public <br />improvements (plan and profile). <br />c. A striping and signing plan for Division <br />Street <br />16. The existing overhead utility system shall be <br />installed underground, the extend to be worked out <br />with staff prior to City Council. <br />17. The developer shall install a six foot (6') wide <br />P.C.C. sidewalk along Division Street from the <br />Wixam Bridge south to a terminus acceptable to the <br />City Engineer. This sidewalk will function as a <br />combined pedestrian walkway and one-way <br />- 3 - <br />
