PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-87-56 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-87-9, <br />PEREGRINE DEVELOPMENT COMPANY <br />WHEREAS, Peregrine Development Company has applied for Planned <br />Unit Development rezoning and development plan approval <br />for construction of a 12 unit apartment complex, to be <br />located on an approximately 2.8 acre site located at <br />1045 Division Street; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at its meeting of May 27, 1987, the Planning Commission <br />recommended approval of the negative declaration for <br />Case PUD-87-9 after considering all public testimony, <br />relevant exhibits and recommendations of the City staff; <br />and <br />WHEREAS, the Planning Commission finds that the rezoning and <br />development plan are consistent with the General Plan <br />and the purposes of the PUD Ordinance of the City of <br />Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends rezoning the the approximately 2.8 acre <br />site located at 1045 Division Street site from the "A" <br />District to the PUD (Planned Unit Development) - Medium <br />Density Residential District, and approving the <br />development plan for the same site subject to the <br />following conditions: <br />1. That the development be substantially as shown on <br />the site plan, floor plans, elevations and landscape <br />plan, Exhibit A, on file with the Planning <br />Department. <br />2. That red curbs and/or "No Parking" signs as required <br />by State law to enable enforcement as a fire lane be <br />installed along both sides of the on-site access <br />driveway in order to maintain clear access at all <br />times. <br />3. That all uses and site standards for the project <br />shall be those of the RM-4000 zoning district. <br />4. That automatic opening sectional roll-up garage <br />doors be utilized throughout the project. <br />- 1 - <br />
