Resolution No. PC-87-G2 <br />5/27/87 <br />necessity to meet standard R-1-20,000 setback <br />requirements for the existing houses and to meet the <br />minimum lot size and subdivision standards which would <br />not match the existing topography and tree locations. <br />Because of these facts, the project meets the purposes <br />of Section 18.68.020, of the PUD (Planned Unit <br />Development) District Code. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of Case for PUD-87-8, <br />application of Kristen Lamb for Planned Unit Development <br />rezoning and development plan approval for a six-parcel <br />single-family residential development on an <br />approximately 4.76 acre site located at 2982 Foothill <br />Road subject to the following conditions: <br />1. That the development shall substantially conform to <br />the plans on file with the Planning Department, <br />except as modified by these conditions. <br />2. That unless modified by this development plan, the <br />uses an development standards of the R-1-220,000 <br />District shall apply to this site. <br />3. That access for all building sites within the <br />development shall utilize the proposed public <br />street and that access from Parcel 6 directly onto <br />Foothill Road shall be prohibited; Foothill Road <br />setbacks for Parcel 6 shall be a minimum of 25 feet <br />from property line; that installation of solid-type <br />fencing shall also be setback an identical minimum <br />25 feet from Foothill Road property line. <br />That the developer shall apply for and receive City <br />approval for the corresponding subdivision of the <br />property. <br />5. That a fifty-foot building setback area for <br />habitable structures shall be established parallel <br />to the western boundary line of Parcel 3. <br />6. That residential structures for the development <br />shall be limited to those utilizing: <br />a. architectural style compatible with "rural" or <br />"country" setting of the project' <br />b. materials and colors which blend with rather <br />than contrast against the natural <br />elements/setting of the site; and <br />c. structural scale which will not result in an <br />obtrusive appearance beyond the limits of the <br />site. <br />- 2 - <br />
