PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-62 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-87-8, <br />KRISTEN LAMB <br />WHEREAS, Kristen Lamb has applied for Planned Unit development <br />rezoning and development plan approval for a six-parcel <br />single-family residential development to be located on <br />an approximately 4.76 acre site located at 2982 Foothill <br />Road; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at its meeting of May 27, 1987, the Planning Commission <br />recommended approval of the proposed negative <br />declaration for Case PUD-87-8 after considering all <br />public testimony, relevant exhibits and recommendations <br />of the City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />The project is consistent with the development <br />surrounding it and proposed on the west side of Foothill <br />Road. The development plan, in particular the interim <br />improvements for Foothill Road, protect the public <br />health, safety, and welfare; <br />The project is consistent with the type of custom lots <br />developed along Foothill Road immediately to the south <br />of the project and the site layout takes advantage of <br />the gently sloping terrain. <br />The gently sloping site would be minimally graded to <br />accommodate the cul-de-sac. Grading for pads on the <br />large lots should be minimal. City ordinances require <br />erosion control; <br />Minimal grading is required to install the proposed <br />cul-de-sac and pad grading for lots should entail <br />minimal grading; <br />The public street would meet all City standards. The <br />widening and transition lanes for Foothill Road would <br />create a safe ingress and egress; <br />The project conforms to the PUD purposes in that it <br />develops a small irregularly shaped parcel in such a way <br />as to create large, usable lots, while also maintaining <br />the usefulness of the two existing residences on the <br />site.
