Resolution No. PC-87-62 <br />5/27/87 <br />An Architectural Review Committee shall be <br />established for the project to review and <br />approve the residential structures for the <br />project based on the criteria listed above; <br />membership of said Committee shall include at <br />least one licensed architect. <br />7. That the residence for Parcel 6 shall be designed <br />such that elevation(s) visible from Foothill Road <br />shall include a variety of architectural and <br />structural components representative of the overall <br />house design. <br />8. That a tree report be completed for the project <br />prior to the submission of the tentative map, <br />detailing the provisions for preservation and <br />maintenance of trees proposed to remain on the <br />property; such a report shall be submitted for <br />review and approval by the Planning Director as to <br />findings and recommendations. <br />9. That the developer shall dedicate to the City for <br />street right-of-way purposes, the right-of-parcels <br />shown on PUD-87-8 as a portion of Foothill road and <br />as "Public Street." <br />lo. That the public street improvements required along <br />the project's Foothill Road frontage which are not <br />installed with this development shall be subject to <br />a deferred improvement agreement on an in-lieu <br />payment; such improvements shall be subject to <br />review by the City Engineer and shall be limited to <br />P.C.C. curbs, gutter, and sidewalks, A.C. pavement <br />tie-in (20 feet maximum sections), joint trench, <br />electroliers, sanitary sewer main extension across <br />the full frontage of the property, and landscape <br />improvements adjacent to sidewalks; the extent of <br />this deferred obligation shall be determined prior <br />to City Council approval of the final map for this <br />development. <br />11. That this development is recommended for approval <br />subject to all of the "Standard Conditions of <br />Development" except for Conditions No. 8, 14, 23, <br />25, 26, 27, 31, 36, 46, 54 an 55. <br />Section 2: This resolution shall become effective immediately <br />upon its passage and Adoption. <br />- 3 - <br />
