C. The Housing Manager will adhere to the many requirements as set <br />forth by HUD. <br /> <br />PLANS FOR CARRYING OUT AN EFFECTIVE MAINTENANCE AND REPAIR PROGRAM <br /> <br />A. Upon assumption of management an inventory will be taken to <br />determine stock on hand. If a current inventory does not exist for <br />appliances, including serial numbers, contained in each unit, this <br />will be completed during the first annual inspection. <br /> <br />Prior to occupancy a conference will be held between the staff and <br />the incoming resident. During this conference a review is done of <br />the use and care of appliances, carpeting, floors, etc. A move-in <br />inspection will be completed on the unit by both the staff person and <br />the new resident. The condition of the unit will be noted. Annually <br />an inspection will be done on the unit based on the original <br />occupancy move-in report. This inspection will include any <br />maintenance problems plus general housekeeping condition and lease <br />compliance. When the resident vacates, a move-out inspection will be <br />completed to compare with the move-in inspection. The resident will <br />be charged for repairs required which do not fall under "normal wear <br />and tear." <br /> <br />B. Residents are required to report to the rental offices any items <br />requiring repair. Upon notification, a work order will be completed <br />and given to the Government Buildings Department. Work orders should <br />be completed within a 48 hour periods Upon completion of the work <br />order the Government Buildings Department will sign off and the <br />copies filed both by the month and the unit. <br /> <br />Work orders will be completed for all maintenance items including <br />vacant units and for units being remodeled. <br /> <br />C. A "tickler" system will be maintained to determine how long each <br />resident has lived in the project. Redecorating will be scheduled <br />after five (5) years of continuous occupancy. The unit will then be <br />repainted, carpets cleaned and drapes cleaned. <br /> <br />D. Garbage and trash removal will be handled through a local <br />contractor. The quantity, size of the containers, and frequency of <br />pick up will be determined by the numbers of residents and location <br />within the project. <br /> <br />E. As much as possible all major repairs including capital <br />improvement will be budgeted. Under the direction of the Government <br />Building's Supervisor, staff will handle most repairs. If an outside <br />contractor is required, specifications will be written by the <br />Government Building's Supervisor and contracts let through him with <br />the guidance of the Housing Manager or Director. <br /> <br /> - 4 - <br /> <br /> <br />
