• Bid/Award Information <br />• Punch-lists <br />• SWPPP Documents and Inspection Reports <br />i) Correspondence: CM will log all RFI's and other correspondence. Will review <br />issues with Architect/Engineer, Sub-Consultants, other professionals and City <br />and other regulatory agencies to provide timely, complete, correct, and cost- <br />effective responses to Contractor questions. <br />j) Invoices and Pay Estimates: CM will develop monthly pay estimates; review <br />with Contractor and Architect and forward to City Project Manager. Payments <br />will be based on percentage of work performed less any monies associated with <br />outstanding contract compliance issues. CM shall meet with the City on a <br />monthly basis to review budget. <br />k) Change Orders: Advise City of any proposed change order and make <br />recommendations as to the appropriateness of the change order, including the <br />effect on the contract time and cost. If authorized by the City, CM shall either <br />negotiate the change order or shall prepare the change order for the City's <br />signature. <br />1) Monthly Progress Report (to be provided with monthly pay requisition): CM <br />will develop and provide to City, a monthly progress report representing an <br />accurate assessment of the current status of the project. This report shall <br />include: <br />• Updated Scheduling Narrative, comparing planned performance vs. <br />actual performance. <br />• Project Cost Narrative, describing the current cost and payment <br />status of the entire project. <br />• Accounting Narrative, providing current account status of CM cost <br />to date, including estimated vs. actual expenditures for Construction <br />Management. <br />• Monthly Construction Progress Report, summarizing the work of the <br />various contractors. This report shall include any unresolved issues <br />and recommendations as well as plans for the succeeding month. <br />m) Deliverables: Agenda and minutes of bi-weekly meetings, daily records, photo <br />and/or video logs, inspection logs, monthly statements and invoices, log of <br />RFI's, log of change orders, submittal review and processing log, <br />correspondence and correspondence log, photo log or similar record, and other <br />documentation as required by City of Pleasanton. <br />12 <br />
