Planning Commission <br />Resolution No. PC-87-87a <br />July 22, 1987 <br />Exhibit "A" <br />Conditions of Approval <br />Planning Commission Resolution No. PC-87-87a <br />July 22, 1987 <br />1. That the development shall substantially conform to the plans <br />and elevations on file with the Planning Department, except <br />as modified by these conditions. <br />2. That the exterior color scheme of the complex shall utilize <br />the blue/tan and green/tan combinations as .shown on plans and <br />elevations on file with the Planning Department, that the <br />color combinations shall be utilized in alternating patterns <br />among the individual structures of the development, and that <br />the final color scheme for the complex shall be submitted to <br />the Planning Director for review and approval prior to the <br />securing of a building permit. <br />3. That the planter boxes shown on the plans and elevations on <br />file with the Planning Department shall be replaced by <br />planter shelves and that revised plans and elevations showing <br />the location and construction of these shelves shall be <br />submitted to the Planning Director for review and approval <br />prior to the securing of a building permit. <br />4. That the applicant shall apply for and receive City approval <br />for the corresponding subdivision of the property. <br />5. That horizontal wood siding shall be used for all exterior <br />building elevations. <br />6. That the applicant shall secure Growth Management approval <br />for the project prior to submission of the tentative map. <br />7. That the ground-floor side elevations of Units A and B be <br />revised to include additional windows and corresponding <br />exterior trim subject to the satisfaction of the Planning <br />Director. <br />8. That the applicant shall secure the necessary permits for <br />removal of any on-site hazardous materials in conformance <br />with City regulations prior to the granting of a building <br />permit. <br />9. That the applicant shall secure the necessary demolition <br />permits from the Building Department prior to the removal of <br />any existing structure on the project site. <br />10. That the open parking spaces provided for the Unit A <br />townhouses shall be assigned to each corresponding unit and <br />each space shall be clearly signed or marked as to the <br />assigned unit prior to occupancy of the units. <br />- 3 - <br />
