MEMORANDUM <br />Report Date October 8, 1987 <br />Meeting Date October 14, 1987 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5808, Diamond Properties <br />This development is recommended for approval subject to the <br />following special conditions: <br />1. The applicant shall regrade lots 24 and 25 as required to <br />provide a rear pad which extends beyond the proposed property <br />lines (elevation 405). Drainage swales shall be installed if <br />and as required. <br />2. All banks shall be graded to provide a minimum of two feet <br />between the top or toe of bank and any property line. The <br />two foot clear area shall be graded at a 2% slope. <br />3. The applicant shall provide maintenance access to all <br />drainage swales, benches, and structures to the satisfaction <br />of the City Engineer. <br />4. The water, storm drain, and sewer system mains within the <br />public street right-of-way area shall be public and be <br />maintained by the City. All other water, storm drain, or <br />sewer systems on-site shall. be private and be maintained by a <br />property owners association. <br />5. Any change in pad grades, in excess of 0.5' vertically, or in <br />bank slopes from those shown on the tentative map shall be <br />justified to and approved by the City Engineer. <br />6. Public utility systems shall be designed and installed per <br />City standards and the City design guidelines. Utility mains <br />shall be parallel with or concentric to street centerlines <br />unless otherwise specifically approved by the City Engineer. <br />
