That the entrance drive lane alignment and median placement <br />be done to the satisfaction of the City Engineer. <br />12. That the "golf villa" courts shall be widened to a typical 29 <br />ft. cross-section as shown on the typical section "private <br />street and courts," to allow parking on one side, and that <br />the driveways on that side be skewed so that a minimum 19 ft. <br />of curb distance exists between driveways on the neck portion <br />of the cul-de-sac (or as otherwise agreed upon between the <br />Planning Director and the applicant); the parking bays on the <br />loop street shall be eliminated; <br />13. That a minimum 10 parking spaces shall be provided in bays in <br />the area near the pool; <br />14. That the loop street in the "golf villa" area and the main <br />roadway serving the custom lot area shall have vertical curbs <br />satisfactory to the City Engineer; all courts may have rolled <br />curbs as proposed; <br />15. That the "emergency fire lane" at the northwest corner of the <br />"golf villa" area shall be grass-crete or other surface as <br />required by the City Engineer; the final design of this <br />connection, including gates, shall meet Fire Department <br />criteria and shall be subject to review and approval by the <br />City Engineer prior to approval of the final map. <br />16. That the 20 ft. landscape zone between the "golf villa" area <br />and Foothill Road shall be landscaped in such a manner so as <br />to obscure the loop street but allow views across the site <br />from Foothill Road. <br />- 4 - <br />
