Resolution No. PC-87-118 <br />November 11, 1987 <br />Case PUD-85-15 (Phase I) <br />Exhibit A <br />Proposed Conditions of Approval <br />1. That the development shall be as shown on the Golden Eagle <br />Farms development plans, Exhibits 1 through 10, stamped <br />received October 20, 1987, on file in the Planning Division; <br />2. That the uses and site regulations of the custom lot area <br />shall be those of the R-1-20,000 District except as modified <br />by the project submittal; the "golf villa" area shall be <br />governed by the use regulations of the R-1-6500 District, <br />with site regulations wholly regulated by those in the <br />development plan: <br />3. That the street and utility systems serving the custom lots <br />and the "golf villa" area shall be installed at one time, <br />respectively; <br />4. That the arroyo improvements, including relandscaping, for <br />the entire project shall be done at one time. <br />5. That all street improvements to Foothill Road shall be <br />completed across the entire project with the first phase of <br />development of the project; <br />6. That Lot 130 shall have its eastern boundary at the western <br />edge of the "20 ft. Zone 7 Easement," and that the tract map <br />creating this easement offer the City an access easement over <br />this area for recreational purposes; <br />7. That the "20 ft. Emergency Fire Lane" shall be grass-crete or <br />an alternative surface as determined by the City Engineer <br />prior to approval of the final map. <br />8. That the westerly property lines of lots abutting Foothill <br />Road be adjusted so that fences come no closer than 3 ft. to <br />any tree trunk, said final lot boundary to be satisfactory to <br />the Planning Director. <br />9. That the final plan for the arroyo bank repair, ramps, trail, <br />and relandscaping shall be reviewed for approval by the <br />Planning Director following Zone 7 and Fish and Game <br />requirements; efforts should be undertaken to save trees <br />identified as A-18, A-19, and A-20 in the tree report by <br />creating benches for them, if feasible. Should the arroyo <br />improvements change significantly from those proposed, the <br />Planning Director may refer the project to the Planning <br />Commission for its further review. <br />l0. That the entrance gate/wall details shall be subject to <br />review and approval by the Planning Director prior to their <br />installation; gates shall meet Fire Department criteria for <br />access; the gates shall be located to avoid blocking entrance <br />to the "golf villa" area and to avoid stacking onto Foothill <br />Road. <br />- 3 - <br />
