Resolution No. PC-87-118 <br />November 11, 1987 <br />Case PUD-85-15 (Phase I) <br />17. That, if the arroyo trail does not provide an all weather <br />surface, an additional sidewalk be incorporated along the <br />loop road to allow pedestrians all weather use of a sidewalk <br />to travel throughout the golf villa area; <br />18. That the landscape plan be modified to add "strawberry tree" <br />as a broadleaf evergreen tree and that it be included along <br />the arroyo zone and Foothill Road zone; that a final <br />landscape plan be approved by the Planning Director prior to <br />approval of the final map, and that said plan include <br />box-sized specimen trees along Foothill Road where heritage <br />trees have been removed; <br />19. That the final alignment and cross-section for Foothill Road <br />shall be subject to the review and approval by the Planning <br />Commission following its detailed alignment as part of the <br />improvement plans prepared in conjunction with the final map, <br />the final alignment shall attempt to minimize tree loss along <br />the western edge of the roadway and tree F-54, if feasible; <br />underground utilities shall be designed to minimize adverse <br />impacts on trees to remain. <br />20. That all recommendations of the soils report be followed. <br />21. That no patio fence in the."golf villa" area shall be located <br />closer than 5 ft. from a street. <br />22. That a subsequent tree report be prepared delineating <br />measures necessary to provide for the construction stage <br />measures necessary to preserve those trees designated for <br />preservation. <br />23. That in the event grading on-site unearths archaeological <br />features, construction in those areas shall cease until the <br />recommendations of the EIR are implemented. <br />24. That the water system and sanitary sewer system serving this <br />development shall be public, designed and installed to City <br />standards, and maintained by the City unless otherwise <br />approved by the City Engineer. <br />25. That all portions of the proposed storm drainage system <br />serving this development which have not been specifically <br />designated as public systems shall be private and be <br />maintained by a property owner's association. Through <br />systems which convey storm runoff originating outside of this <br />development shall be public and be be maintained by the City, <br />26. That the applicant shall include provisions for public school <br />bus stops. <br />27. That proposed phasing of this development, if applicable, <br />shall be shown on the subsequent tentative tract map. <br />- 5 - <br />
