Resolution No. PC-87-129 <br />December 9, 1987 <br />33. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />34. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />35. The "Interim Alignment - Dublin Canyon Road" study shall be <br />revised and completed to the satisfaction of the City <br />Engineer by the developer's engineer in order to determine <br />the extent of interim improvements required to serve this <br />development. <br />36. The "Ultimate Alignment" Study of Dublin Canyon Road shall <br />be revised and completed to the satisfaction of the City <br />Engineer by the developer's engineer in order to determine <br />the future right-of-way width necessary to provide for a <br />four lane divided roadway. This work shall be completed <br />prior to the approval of the final map for Tract 5811. <br />37. The applicant/owner shall dedicate to the City for street <br />right-of-way purposes a parcel of land along the Dublin <br />Canyon Road frontage of this development. The width of this <br />dedication parcel shall be sufficient to provide for the <br />future widening of Dublin Canyon Road to a four lane divided <br />standard as shown on the "Ultimate Alignment" of Dublin <br />Canyon Road study plan as approved by the City Engineer. In <br />the alternative, and at the option of the City Engineer, an <br />open offer of dedication for the required widening may be <br />recorded for future acceptance by the City. <br />38. The applicant/owner shall grant to the City a public service <br />easement along the Dublin Canyon Road frontage of this <br />development from north right-of-way line of Dublin Canyon <br />Road to a line north of Dublin Creek to be determined by the <br />City Engineer. This P.S.E. will provide for possible future <br />drainage improvements to Dublin Creek and for street <br />improvements related to Dublin Canyon Road. <br />39. The maintenance of Dublin Creek, in its present <br />configuration, shall remain with the property owners of this <br />development and shall be provided for in the CC&R's. <br />40. The applicant shall design and install the public <br />improvements necessary to serve this development to the <br />satisfaction of the City Engineer. The extent of these <br />improvements shall be as generally shown on the plan <br />entitled "Canyon Meadows -- Tract 5811, Interim Alignment, <br />- 8 - <br />
