Resolution No. PC-87-25 <br />March 11, 1986 <br />36. That the developer shall cause an engineering analysis of <br />the proposed water system to be prepared by an engineering <br />consultant acceptable to the City Engineer and to be <br />submitted to the City for review and approval. The water <br />study shall determine water pressure zone splits; required <br />valuing between zones; the area(s) which lie outside of the <br />Fire Department five minute response period, or other time <br />period approved by local Code, which will require automatic <br />fire sprinkler systems to be installed in structures; the <br />minimum system pressures which need to be developed and the <br />required size of the future water mains to be extended <br />northeast into the adjacent Lin parcel and southeast into <br />the remainder of the Bonde property. <br />37. The water system shall be designed and sized in accordance <br />to the "Water Master Plan - 1985." Construction shall not <br />start on Phase II improvements until the Bonde Zone A <br />facilities or other interim facilities deemed necessary by <br />the City Engineer are in place and operational. <br />38. The storm drain easement and pipe shown on Lot 71 shall be <br />deleted and the proposed P.C.C. ditch shall continue across <br />the rear property line of Lots 70 to 68 and tie into the <br />storm drain system in "G" Court unless otherwise approved by <br />the City Engineer. <br />39. The CC&R's for the development shall contain provisions <br />which require the Kottinger Ranch Homeowner's Association to <br />provide for annual maintenance and silt clearing, by <br />contract, of the proposed retention basins, graded channels, <br />and all storm drainage items which are not maintained by the <br />City. An annual compliance report shall be submitted to the <br />City Engineer listing the scope of work and certifying its <br />completion. <br />40. The developer shall reconstruct the curb, gutter, and <br />sidewalk on Bernal Avenue from Kottinger Drive south to the <br />north property line of this development in order to match <br />the existing street cross section of Bernal Avenue north of <br />Kottinger Drive and the proposed street cross-section for <br />Bernal Avenue. <br />41. Unless otherwise approved by the City engineer, "A" Street <br />shall have sidewalks on both sides, except that the sidewalk <br />on the south side may be deleted from the east property line <br />of Lot 147 east to the west property line of Lot 118. <br />42. "A" Street shall terminate in a temporary cul-de-sac at the <br />east tract boundary line. The location and form of this <br />cul-de-sac is subject to final design and approval by the <br />City Engineer. <br />43. Unless otherwise approved by the City Engineer, "H" Court <br />shall be a standard 46' wide public street where lots exist <br />on both sides. The remainder of "H" Court may delete the <br />parking lane and sidewalk on the south side where no lots <br />are proposed. Final street cross-section shall be subject <br />to the approval of the City Engineer. <br />(REVISED 3/9/87) <br />
