Resolution No. PC-87-25 <br />March 11, 1986 <br />30. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation system shall <br />provide automatic controls. <br />31. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />SPECIAL CONDITIONS OF APPROVAL <br />32. The Bernal Avenue street configuration from Kottinger Drive <br />south to the proposed East Angela Street intersection with <br />Bernal Avenue shall be a four lane divided street. Final <br />design shall be subject to approval of the City Engineer. <br />33. The "Typical Section - Bernal Avenue" as shown on the <br />proposed Tentative Map shall be revised as follows: <br />The curb to curb width shall be increased from 24' to 29.5' <br />wide to allow for 5' wide on street bike lanes and a 12.5' <br />wide median curb lane. The face of curb to right-of-way <br />line distance shall be decreased from 10' to 5' wide. North <br />of "A" Street, Bernal Avenue shall have a 5' wide sidewalk <br />and an 8' P.S.E. on each side. South of "A" Street, Bernal <br />Avenue shall have a 5' wide sidewalk and an 8' P.S.E. on the <br />west side and an 8' P.S.E. without sidewalk on the east <br />side. Both sides of Bernal Avenue shall be signed for "No <br />Parking." <br />34. All water system mains, valves, and hydrants; all storm <br />drain mains and manholes; and all sanitary sewer mains and <br />manholes within this development shall be public, be <br />maintained by the City, and be in a public street or <br />approved public service easement. An access road, paved to <br />the satisfaction of the City Engineer, and within a public <br />service easement, shall be provided to all manholes and <br />valves. This service access may be combined with an <br />emergency access route or pedestrian pathway and shall be <br />maintained by the homeowner's association. <br />35. The developer shall cause an engineering study to be <br />performed, to the satisfaction of the City Engineer, to <br />determine if there is adequate sanitary sewer capacity in <br />the existing Bernal/Kottinger/Spring St./Main St./St.John <br />St. system to convey the additional loading from Kottinger <br />Ranch and future extensions to the east. The means <br />necessary to correct any deficiencies, which may be <br />determined by this this study, shall be resolved, to the <br />satisfaction of the City Engineer, prior to City Council <br />approval of the first final map for this development. <br />(REVISED 3/9/87) <br />
