Resolution No. PC-87-25 March 11, 1986 MEMORANDUM T0: Planning Commission Report Date 3-2-87 Meeting Date 3-11-87 FROM: Director of Public Works and Utilities SUBJECT: Staff Report for Tentative Map Tract 5721, Kottinger Ranch This development is recommended for approval subject to the following conditions: STANDARD CONDITIONS OF APPROVAL 1. That the developer meet all requirements of the Subdivision Ordinance of the City of Pleasanton. 2. That the developer meet all required conditions of approval of the Subdivision Map Act of the State of California. 3. That the developer secure approval from the Planning Director for all proposed street names prior to submittal of the final map. 4. That the developer meet all applicable conditions or requirements of other City departments and/or any interested outside agencies having jurisdiction. 5. That detailed grading and drainage plans and all supporting information and design criteria be submitted as part of the improvement plans for the development. 6. That the minimum grade for gutter flowlines in public streets be set at 1.0% unless otherwise approved by the City Engineer. Grades less than 1.0% down to 0.5% shall require special approval, submittal of as-built grade sheets, and controlled flow testing. 7. That a separate water meter be provided to each lot of record within the development unless otherwise approved by the City Engineer. 8. That a separate sanitary sewer lateral be provided to each lot of record within the development unless otherwise approved by the City Engineer. 9. That in-lieu park dedication fees be collected by the City prior to approval of the final map for each unit at the rate then in effect and for the total number of lots in the final map, unless this requirement has been otherwise satisfied.
