Resolution No. PC-87-25 <br />March 11, 1986 <br />4. That the precise dimensions satisfactory to the <br />Planning Director, of the shaded "building setback <br />area" shall be shown on the final map creating lots <br />with this special building setback area; no above <br />ground main or accessory structure shall be allowed <br />to be constructed within these areas. <br />5. That no grading shall occur on non-pad, custom lots <br />outside the graded area depicted as the "daylight" <br />boundary as shown on the tentative map or 100 feet <br />from the front of the curb whichever is greater; <br />house pad and yard grading shall avoid large, flat <br />pad grading techniques. <br />6. That a single homeowners association shall be <br />formed for the entire 215-lot subdivision. <br />7. That sidewalks for the subdivision shall be as set <br />forth in the conditions of approval of Ordinance <br />No. 1158 approving Case PUD-84-5. <br />8. That approval of this case is subject to all <br />conditions of Ordinance No. 1158 (PUD-84-5) and to <br />all conditions contained in the report from the <br />City Engineer dated March 2, 1987 (Revised 3/9/86), <br />attached hereto and made part of this case by <br />reference. <br />Section 2.
