PC-87-32 <br />3/25/87 <br />occupied residences by approximately 100 feet minimum <br />and by a public street (Stonedale Drive). Therefore, <br />the proposed use will not be detrimental to the public <br />health, safety and welfare, nor will it pose a threat to <br />surrounding properties or improvements; and <br />WHEREAS, the Planning Commission found that the proposed <br />conditional use will comply with each of the applicable <br />provisions of Municipal Code. <br />As conditioned, the proposed model home/sales complex <br />will comply with all provisions and requirements of the <br />Municipal Code. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section <br />1. Approves Case UP-87-4, application for a conditional <br />use permit to operate a sales complex located on the <br />north side of Stonedale Drive at the southwest quadrant <br />of the intersection of Stoneridge Drive and Interstate <br />680 subject to the following conditions: <br />1. That the proposed model home/sales complex be <br />substantially as shown on the submitted plans, <br />Exhibit A, on file with the Planning Department. <br />2. That the approval of the subject conditional use <br />permit shall be subject to the concurrent approval <br />of the required variance by the Board of Adjustment <br />(Case No. V-87-4). <br />3. That the duration of the model complex be limited <br />to the proposed one and a half (1-1/2) years, or <br />until the use of the model complex is terminated, <br />whichever comes first. <br />4. That the duration of the proposed temporary trailer <br />be limited to 90 days, or until the model complex <br />is open, whichever comes first. The applicant <br />shall submit plans and elevations for the trailer <br />to the Planning Department for final approval prior <br />to the issuance of a building permit, and the <br />trailer shall comply with all applicable City codes <br />and requirements. <br />5. That the applicant apply for and receive all <br />applicable City permits for the model complex and <br />trailer prior to construction or installation. <br />6. That the three model units be restored to their <br />original state to meet all applicable Building <br />Department requirements and codes necessary for <br />certification for occupancy prior to the granting <br />of occupancy permits for the models by the Building <br />Department. <br />- 2 - <br />
