PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-32 <br />RESOLUTION APPROVING THE APPLICATION OF WARMINGTON HOMES <br />FOR A CONDITIONAL USE PERMIT AS FILED UNDER CASE UP-87-4 <br />WHEREAS, Warmington Homes has applied for a conditional use <br />permit to operate a sales complex located on the north <br />side of Stonedale Drive at the southwest quadrant of the <br />intersection of Stoneridge Drive and Interstate 680; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - High Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of March 25, 1987 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this proposal; and <br />WHEREAS, a variance was approved at the Board of Adjustment <br />hearing of March 25, 1987 to allow the subject complex <br />to come within 200 feet of existing residential units; <br />and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use is in accordance with the <br />objectives of the Municipal Code and the purposes of the <br />district in which the site is located. <br />The proposed complex is a passive use which is <br />consistent with the objectives of a residential planned <br />unit development. Model home/sales complexes have been <br />approved on a fairly routine basis for most new <br />residential developments in Pleasanton. The proposed <br />use is temporary and should not interfere with <br />surrounding residential uses to the west and south, or <br />to units in "The Gables" complex itself; and <br />WHEREAS, the Planning Commission found that the proposed <br />location of the conditional use and the conditions under <br />which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or <br />materially injurious to the properties or improvements <br />in the vicinity. <br />The model complex would be located in the interior of <br />the 9-acre site of "The Gables." Sufficient parking <br />would be provided on-site and, hence, off the street. <br />The use of the units as models should not differ <br />significantly from their ultimate role as residences in <br />terms of level and type of activities which will take <br />place there. The models would be separated from nearby <br />- 1 - <br />
