Hello Jenny- <br />My name is David Morris and I live at 324 Adams Way. Unfortunately prior <br />obligations with my children prevent us from attending the meeting tonight to <br />discuss the Vineyard Gardens project. <br />The project makes sense considering what has been allowed to be built around <br />the subject. However there are a few issues we feel very strongly about. <br />The first is losing our view. I have attached a photo of the view from my home <br />office. This has been the view from this window for over 56 years. It used to be <br />more panoramic but the top building on Shadow Creek blocks part of it. Views <br />are a significant part of the value of most pieces of real estate. I should know <br />having worked in the real estate field in Pleasanton for the last 16+ years. <br />Depending on the area and what the view it is, it could effect the value up to <br />25% and in some cases more. Even though the attached picture does not show it <br />we do have a very nice view of Mt. Diablo and to us, it is valuable. The project <br />just being completed near Birch Creek on Vineyard has totally wiped away the <br />view the folks along the block across the street have had. That property was <br />plenty big enough to stagger the height level of the units down the hill to prevent <br />the massive appearance it is today. The same mistake should not happen with the <br />Vineyard Garden project. Before any construction is started at this site I request <br />to have a visual example on-site, a pole or whatever, to see just how high they <br />intend on building. If we lose our view, the value of my property goes down. <br />The second major concern is parking. The spill over parking onto Vineyard, <br />Adams Way and Amador Ct. from the apartments gets out of hand. There are <br />several occasions we can't even park in front of our home because of people who <br />live several blocks away parking on our street. Some of the folks who live in the <br />apartments will leave there cars on the streets for days at a time as well. <br />Trying to make a left from Adams onto Vineyard is less safe that it used to since <br />the city repainted areas that used to be red. Now there are always cars parked <br />along Vineyard from the apartments. I do understand they are public streets and <br />
