Safety Division. As shown by the inspection log, exterior work at the Smith's may be <br />completed with three months if professional construction crew is available. <br />The Smith's has submitted a construction schedule indicating that exterior work could be <br />complete within eight months. The contractor commissioned by the Smith's to help complete <br />the construction indicated that a minimum of four-months is needed to complete the job. <br />The Zoning Administrator required a sixty (60) day completion period to complete at the <br />minimum all exterior work at which time the design review appOroval could lapse or undergo a <br />code enforcement action. <br />Staff has considered the inconvenience to the surrounding neighbors and request the Planning <br />Commission uphold the Zoning Administrator's intent and limit this design review approval to <br />the 60-day period in order to allow time to obtain a building permit. The Building Code permit <br />time of six months should coincide then with the design review approval and would expire as <br />well as the building permit. <br />Staff believes that all work on this site can be completed in six months; exterior and interior <br />finish work, all work related to the swimming pool, and all landscaping. A condition has been <br />added also requiring inspection by Planning. <br />Building Permit Process <br />To keep a building permit active, the Building Code requires the applicant pass the initial <br />inspection within six months of the permit issuance and it allows a period of six months between <br />each inspection. The Building Code further allows for one six-month inspection extension per <br />permit prior to the expiration of said permit. <br />APPELLANTS' CONCERNS <br />On August 1, 2007, Dennis Long, et al, filed an appeal of the Zoning Administrator's approval <br />of Case No. 1698, stating several concerns that could be summarized as the follows: <br />Remove the additions built without prior approval and/or permits. <br />Staff's Comments: The addition, as constructed, is in conformance to the R-1-6,500 <br />zoning district regulations. It is constructed as an integral part of a permitted <br />expansion/remodel project currently under construction. <br />The application is a design review application.
