The market value of the property taken will not include any increase or decrease in the value of <br />the property that is at#ributable to any of the fallowing: <br />a. The project for which the property is taken; <br />b. The eminent domain proceeding in which the property is taken; <br />c. Any preliminary actions of the acquiring authority relating to the taking of the property. <br />8. Updated values when requested. (Optional Service) <br />9. If revisions are made to the property requirements during the appraisal process or upon <br />completion of the report appraisal time to address these revisions will be billed an an hourly <br />basis in accordance with the ARIWS Fee Schedule. (Optional Service) <br />10. If a review of the appraisal report is performed and additional information or analysis is <br />requested addressing review comments will be billed on an hourly basis in accordance with the <br />ARi1NS Fee Schedule. (Opfionai Service) <br />11. Expert witness related services including preparation for and appearances at depositions, court, <br />arbitrations /mediations, hearings, and testimony will be billed on an hourly basis in accordance <br />with the AR/WS Fes Schedule. {Optional Service) <br />12. If properties are split or added, additional appraisal reports may be required. {Optional Service) <br />Client Obligationsā€žsAppraisal) <br />1. Adequate appraisal maps. <br />2. Legal descriptions and plat maps. <br />3. Design information and construction plans. <br />4. Current title reports for each ownership. <br />5. l.egaf opinions as necessary. <br />6. Environmental reports. <br />B. Negotiations /Acquisitions <br />Although we da not anticipate this project to require an offer pursuant to Government Code Section <br />7267.2 AR/WS will provide services related to the acquisition of the necessary property rights for the <br />City of Pleasanton. <br />1. AR/V1tS to prepare acquisition documents. Said documents include, but are not limited to, offer <br />letter, summary of the appraisal, purchase agreement and deed. <br />2. ARIWS will negotiate to acquire a portion of Assessor's Parcel No. 941-1312-023 that is <br />identified by Client. Negotiations will be with Caltrans. <br />
