Associated Right of Way Services (AR/WS) will provide Appraisal, Acquisition/ Nego#iation and <br />General Consulting services for the City's real estate needs for this project. It is our understanding that <br />the project includes the proposed property acquisition of a portion of one larger parcel owned by <br />Caltrans. <br />Our budget for services related to this projec# is $25,000. <br />Our scope of work includes the following: <br />A. Appraisal Services <br />ARIV1lS will prepare an appraisal report for one partial acquisition from the Caltrans property identified <br />as Assessor's Parcel No. 941-1312-023. Our services include the appraisal of a single project <br />alternative to be identified prior to beginning the appraisal assignment. Any additional alternatives or <br />valuation services will be an optional service and will require additional budget. <br />1. Appraisals to be provided as one (1) original with two (2} copies addressed and delivered to <br />Client staff as directed. <br />2. Appraisal to be prepared in accordance with California Eminent Domain Law, California <br />Government Code Section 7260 et seq., Uniform Standards of Professional Appraisal Practice <br />requirements, except as jurisdictionally exempt. <br />3. The owner or a designated representative will be invited by the appraiser to accompany him/her <br />during the inspection of the property. <br />4. Prepare appraisal report in a Summary Appraisal Report format in accordance with Uniform <br />Standards of Professional Appraisal Practice, Standard Rule 2-2 (b). <br />5. The appraisal report will be completed within approximately 8 weeks upon receipt of Client's <br />written authorization to proceed, adequate appraisal maps, preliminary title reports, and design <br />plans. <br />
