THE CITY OF <br />n., -- <br />~ ~ .~ ~~~ <br />L~ ~S~4NT~No <br />MEMORANDUM <br />SUPERSEDES OCTOBER 9, 2007 MEMO <br />Date: October 10, 2007 <br />To: Planning Com iss on <br />From: Natalie Amos fanner <br />Subject: PUD-64 / 4238 First Street (Proposed Planned Unit Development) <br />Planning Commission Members; <br />The applicant's architect, Charles Huff, informed staff today that they would like to move the <br />building footprint of lot 2 and 3 forward in order to keep the cantilevering and maintain the 5- <br />foot rear setback to the cantilever that the adjacent property owner, Mr. Safreno, requested. By <br />doing so, the FAR for both lots will be reduced by approximately 1 %. Therefore, the FAR for <br />lot 2 will be approximately 88% verses 89% and lot 3 will be 84% verses 85%. Staff notes that <br />moving the buildings forward 1 to 2-feet will not impact the parking dimension currently <br />proposed since the interior floor space will be reduced. Staff has modified the conditions to <br />reflect the changes; which are attached to this memo for the Commissions review and <br />consideration. <br />Attachment 1: Revised draft conditions of approval for PUD-64 <br />
