THE CITY OF
n., --
~ ~ .~ ~~~
L~ ~S~4NT~No
MEMORANDUM
SUPERSEDES OCTOBER 9, 2007 MEMO
Date: October 10, 2007
To: Planning Com iss on
From: Natalie Amos fanner
Subject: PUD-64 / 4238 First Street (Proposed Planned Unit Development)
Planning Commission Members;
The applicant's architect, Charles Huff, informed staff today that they would like to move the
building footprint of lot 2 and 3 forward in order to keep the cantilevering and maintain the 5-
foot rear setback to the cantilever that the adjacent property owner, Mr. Safreno, requested. By
doing so, the FAR for both lots will be reduced by approximately 1 %. Therefore, the FAR for
lot 2 will be approximately 88% verses 89% and lot 3 will be 84% verses 85%. Staff notes that
moving the buildings forward 1 to 2-feet will not impact the parking dimension currently
proposed since the interior floor space will be reduced. Staff has modified the conditions to
reflect the changes; which are attached to this memo for the Commissions review and
consideration.
Attachment 1: Revised draft conditions of approval for PUD-64
