Water System <br />A public water system will be installed by the developer. This <br />system, in the interior drives, will be fed by the existing 16" main <br />in Black Avenue and will terminate in individual metors. Approval <br />should be withheld pending final design. <br />The location of additional fire hydrants, if required, will be <br />determined at the time of final design. <br />Street Lighting <br />Street lights will be needed at various locations within and ad- <br />jacent to this development. The developer will be responsible for <br />providing the necessary lighting at the lowest possible energy cost <br />to the City. <br />Power Distribution and Communication Service System <br />All utility systems shall be installed underground in joint trench. <br />The existing streamlined system on Black Avenue is to remain. The <br />existing wood pole overhead system on Hopyard Road will be required <br />to be converted to a streamlined system, if available, an under- <br />ground system, or remain overhead temporarily subject to future <br />undergrounding. <br />Landscape Plan <br />A complete and detailed set of landscape plans shall be submitted <br />by the developer to the City for review and approval prior to the <br />approval of the final map. <br />These plans shall include automatic irrigation systems and land- <br />scaping along Black Avenue and on-site. <br />Other Ordinances <br />Unless specifically modified by the Planning Commission at the time <br />of approval of the tentative map, the development shall conform to <br />all applicable ordinances and regulations of the City of Pleasanton <br />and all other agencies having jurisdiction. <br />Approval of Tentative Map, Tract 3897 is recommended subject to the <br />following conditions: <br />A. That a 4' wide P.C.C. sidewalk be constructed parallel with <br />and contiguous to the Black Avenue right-of-way line. <br />B. That a 10' wide P.C.C. sidewalk be constructed parallel to <br />and contiguous with the Hopyard Road right-of-way line. <br />C. That a 5' wide sidewalk be constructed parallel to and contiguous <br />to the frontage road bulb right-of-way line. <br />-2- <br />
