D. That 6" vertical concrete curbs be installed between the interior <br />drives and landscaped areas. <br />E. That concrete valley gutters be installed in the interior drives <br />as required to convey runoff to the proposed inlets. <br />F. That the developer provide adequate storm drainage, sanitary <br />sewer, and water systems and that the approval of these systems <br />be withheld pending final design. <br />G. That the developer provide all street. lighting required to <br />adequately light the streets within and adjacent to this tract <br />at the lowest possible energy cost to the City. The type of <br />on-site system will require City review and approval. <br />H. That all utilities be installed underground in joint trenches <br />and that the existing Hopyard Road overhead line be revised to <br />a streamline system or undergrounded. <br />I. That the developer submit to the City for review and approval <br />a detailed and complete set of landscape plans for the Black <br />Avenue planter strip and for on-site. These plans will include <br />automatic irrigation systems and must be approved prior to final <br />map approval. <br />J. That a detailed grading and drainage plan be submitted to the <br />City for review and approval as part of the improvement plans. <br />-3- <br />
