PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1265 <br />A resolution of the Planning Commission of <br />the City of Pleasanton recommending to the <br />City Council the approval of the final de- <br />velopment plans for PUD-73-2. <br />the application of Valley Realty for final <br />development plans for that property located <br />at the northwest corner of Valley Avenue <br />and Santa Rita Road, has come before this <br />Commission, and, <br />the Planning Commission of the City of <br />Pleasanton has held a public hearing on this <br />application and has examined pertinent maps, <br />drawings and documents. <br />THEREFORE, BE IT RESOLVED, that the Planning Commission of <br />the City of Pleasanton does hereby recommend <br />to the City Council the approval of PUD-73-2 <br />for Valley Realty, subject to the following <br />conditions: <br />1. That the development be exactly as shown <br />on the plot plan, elevations and landscape <br />plan, Exhibit A, on file with the Planning <br />Department, except that a 6 ft, high decora- <br />tive masonry block wall be substituted for <br />the redwood slat chain length fence and <br />redwood fence shown along the western and <br />northern property lines of the subject site. <br />2. That the colors of all structures ir. the <br />project be approved by the City prior to the <br />issuance of a building permit. <br />3. That all parking spaces be striped and <br />bumper stopped. <br />4. That 2" x 4" redwood headers or 6" high <br />concrete curbs be installed wherever paving <br />abuts landscaping. <br />5. That all signing for the center be <br />approved by the City under a single com- <br />prehensive signing program. <br />6. That a detailed site grading and drain- <br />age plan be submitted to and approved by <br />the City Engineer prior to the issuance of a <br />building permit. <br />7. That the parking lot be graded at a <br />minimum slope of 18 for proper drainage. <br />8. That the driveways and parking lot be <br />paved with no less than 2" A.C. over 5" A.$. <br />
