9. That the street numbers be posted so as <br />to be easily read from the street at all <br />times, day and night. <br />10. That the developer pay any and all fees <br />that the parcel is subject to. <br />11. That silhouette, low-level lighting be <br />provided for all interior walkways. <br />12, That all lighting be constructed in such <br />a manner that glare is directed away from <br />surrounding properties and public rights-of- <br />way. <br />13. That all ducts, meters, air conditioning <br />units and other mechanical equipment, whether <br />on the roof, on the ground, or elsewhere, be <br />reasonably screened from public view with <br />materials architecturally compatible with <br />the main structure. <br />14. That all mechanical equipment be con- <br />structed in such a manner that noise emanating <br />from it will not be perceptible at or beyond <br />the property line of the subject property in <br />a normal environment. <br />35. That all utilities to serve this site be <br />constructed underground in conjunction with <br />the street improvements. <br />16. That a building permit survey, in accor- <br />dance with Ordinance No. 387, be submitted to <br />and approved by the City Engineer prior to <br />the issuance of a building permit. <br />17. That the developer be reminded that <br />sanitary sewer service is not now available <br />to serve this area, that the time schedule <br />when service would be available is uncertain <br />and that a building permit cannot be issued <br />until such time as capacity is available and <br />assigned to the development or a private <br />sewage disposal system for the development <br />is approved by the City Council. <br />18. That all individual stores, offices and <br />restaurants in the center be provided with <br />burglar alarms and that the burglar alarm <br />system be so designed that if other stores <br />or offices are created after the completion <br />of the center, that these new units will <br />also have burglar alarms. <br />19. That access points to roof tops be <br />reduced to the minimum number possible. <br />20. That an additional fire hydrant be pro- <br />vided at start of construction on Valley <br />Avenue approximately 180 ft. west of the <br />western property line of the Shell Oil statio <br />Said hydrant to be a Greenberg 73, or accept- <br />able equal model. <br />-2- <br />
