Dedication of Walkway <br />In addition to the required street right-of-way dedications, the <br />developer shall dedicate to the City a 40 ft. strip of land as shown <br />on the tentative map to serve as access between Woodthrush Park and <br />Pleasanton Sports and Recreation Park. <br />Park Dedication Requirements <br />Section 2-4.28 (c) of the Ordinance Code of the City of Pleasanton <br />provides that only the payment of fees may be required in subdivisions <br />containing fifty parcels or less. This proposed subdivision contains <br />no lands proposed for park dedication and the Planning Commission <br />should determine that the payment of in-lieu-fees is appropriate. <br />It is recommended that the developer be allowed a credit against the <br />required in-lieu fees for the cost of the irrigation facilities and <br />landscaping within the walkway area connecting Woodthrush Park with <br />Pleasanton Sports and Recreation Park. This connecting walkway area <br />is a part of this subdivision and will be developed concurrently with <br />the subdivision improvements. <br />other Ordinances <br />Unless specifically modified by the Planning Commission at the time <br />of approval of this Tentative Map,. the development shall conform to <br />all applicable ordinances and regulations of the City of Pleasanton <br />and all other agencies having jurisdiciton. <br />It is recommended that Tentative Map, Tract 3606 be approved subject <br />to the following conditions: <br />1. That the developer dedicate the 40 foot strip of land between <br />Woodthrush Park and Pleasanton Sports and Recreation Park to <br />the City fcr accesses <br />2. That park dedication fees of the amount in effect at the time <br />of approval of the Final Map be paid by the developer prior to <br />approval of the Final Map. <br />3. That the developer consent, in a statement to be noted on the <br />Final Map, that these in-lieu fees may be used for City park <br />and recreation facilities other than neighborhood parks, at <br />the discretion of the City. <br />4. That in-tract easements be dedicated as public service easements <br />with no reference to specific use. <br />5. That underground electrical and communications systems be re- <br />quired throughout the development. <br />6. That street lighting be provided by the developer to the extent <br />determined by the City Engineer. <br />-2- <br />
