7. That unless specifically modified by the Planning Commission <br />at the time o£ approval of the tentative map, this development <br />shall conform to all applicable ordinances, regulations and <br />standards of the City of Pleasanton and all other agneices <br />having jurisdiction. <br />8. That the curb to curb width of "B Way" be 36 feet for its entire <br />length although the right-of-way width may be reduced to 42 feet <br />along the park frontage. <br />9. That irrigation facilities, landscaping and an 8 feet wide asphalt <br />walkway be provided by the developer for the access strip between <br />the existing Woodthrush Park and northwesterly tract boundary. <br />The cost of the irrigation facilities and landscaping per an <br />approved estimate may be taken as a credit against the required <br />park dedication fees. <br />10. That a grading plan be submitted for approval as a part of the <br />tract improvement plans and that the minimum grade for all streets <br />be set at 0.5 percent unless otherwise approved by the City Engineer. <br />11. That approval of the sanitary sewer system, the storm drain <br />system and the water system be withheld until the developer-has <br />demonstrated to the satisfaction of the City Engineer that the <br />proposed systems fully meet the requirements of this development. <br />12. That all existing wells on the property be properly sealed and <br />abandoned in accordance with City Standards prior to the start <br />of grading operations for this development. <br />13. That solid board fencing conforming to modified Standard Detail <br />#31 be provided where lots abut on the park access strip and <br />on the Sports Park. <br />14. That the number, type, and location of fire hydrants be subject <br />to final approval by the City Engineer. <br /> <br />-3- <br />
