subject to the approval of the Director of <br />Engineering Services. The minimum paving section <br />shall be 2 inch A.C, on 5 inch A.B. The minimum <br />paving slope shall be 1~. <br />23. That all utilities required to serve this development <br />shall be installed underground. <br />24. That the developer install street frontage improve- <br />ments per ordinance to the satisfaction of the <br />Director of Engineering Services. These improve- <br />ments shall include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk <br />paving, storm drain, sanitary sewer, water faci- <br />lities, street lighting, underground utilities, and <br />traffic control devices. <br />25. That the developer's contractor obtain an encroach- <br />ment permit from the city-prior to construction. <br />26. That the developer install street trees as required <br />per ordinance. <br />27. That the site be kept free of fire hazards from the <br />start of construction to final inspection, and <br />that the fire department emergency number be pro- <br />vided near all telephones on the site following <br />construction. <br />28. That the developer be advised that sanitary sewer <br />connections are not now available to serve the <br />subject property and that the time schedule when <br />service would become available is uncertain (if <br />ever) and that a building permit cannot be issued <br />for construction on the property until sewage <br />treatment capacity is available or a private <br />sewage disposal system is approved by the City <br />Council. That the approval of the development <br />with a private sewage disposal system does not <br />entitle the development to any priority for a <br />sewer connection. That the development will be <br />on an approved private development system for an <br />unknown period of time, perhaps many years. <br />29. That the applicant enter into an agreement with <br />the city approved by the City Attorney which <br />guarantees that landscaping, included in this <br />project, will be maintained in a healthful, <br />attractive and weed free manner. Said agreement <br />shall be recorded and run with the land for the <br />duration of the existence of the structures <br />located on subject property. <br />30. That no heritage size trees be removed from the <br />subject property without prior approval of the <br />City Council. <br />31. That the developer install "No Left Turn" signs at <br />both proposed driveways on Hopyard Road. <br />32. That all truck traffic enter and exit the complex <br />from the Hopyard Road driveways and that no trucks <br />be permitted to enter or leave the site from the <br />Valley Avenue driveway; that the applicant or his <br />successors in interest place and maintain a sign <br />-4- <br />
