Section 1. <br />The Planning Commission approves UP-76-33, subject to <br />the following conditions: <br />1. That the development be substantially as shown on <br />the site plan and elevations, Exhibits A, B & C, <br />on file with the Planning Department. <br />2. That the developer install the three driveway curb <br />cuts for the model homes prior to completion of <br />the structures or that he post a $750.00 cash bond <br />for future completion of these curb cuts and that <br />the developer post a cash bond or letter of credit <br />in an amount satisfactory to the Chief Building <br />Inspector to provide for the future removal of the <br />two sidewalks which meander between the models, <br />the conversion of the sales office into a garage, <br />the removal of the earth mounds in front of the <br />driveways and the installation of driveways for <br />the models. That all of these actions be taken <br />prior to final building inspection of the models. <br />3. That all fencing in the model complex meet all <br />requirements of the zoning code of the City of <br />Pleasanton and that the fence located adjacent to <br />the Sutter Gate property line of Lot 96 be an ap- <br />proved standard FHA block end fence or an approved <br />street right-of-way fence per standard detail of <br />the City of Pleasanton. <br />4. That approval of this use permit does not consti- <br />tute approval of any signing for the development <br />and that if signing is desired, that it be sub- <br />mitted to the City under separate application. <br />5. That this use permit is granted for a period of <br />one year, at which time the proponents must reapply <br />for a new permit if they wish to continue use of <br />the complex. <br />6. That all trees used in the model home complex be <br />a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons in size. <br />7. That a burglar alarm system be installed in all <br />model homes, said system to be approved by the <br />Police Division prior to installation. <br />8. That no flags, banners, pinwheels or similar atten- <br />tion-drawing devices be utilized in the complex. <br />-2- <br />
