Section 1. The Planning Commission approves UP-76-33, subject to the following conditions: 1. That the development be substantially as shown on the site plan and elevations, Exhibits A, B & C, on file with the Planning Department. 2. That the developer install the three driveway curb cuts for the model homes prior to completion of the structures or that he post a $750.00 cash bond for future completion of these curb cuts and that the developer post a cash bond or letter of credit in an amount satisfactory to the Chief Building Inspector to provide for the future removal of the two sidewalks which meander between the models, the conversion of the sales office into a garage, the removal of the earth mounds in front of the driveways and the installation of driveways for the models. That all of these actions be taken prior to final building inspection of the models. 3. That all fencing in the model complex meet all requirements of the zoning code of the City of Pleasanton and that the fence located adjacent to the Sutter Gate property line of Lot 96 be an ap- proved standard FHA block end fence or an approved street right-of-way fence per standard detail of the City of Pleasanton. 4. That approval of this use permit does not consti- tute approval of any signing for the development and that if signing is desired, that it be sub- mitted to the City under separate application. 5. That this use permit is granted for a period of one year, at which time the proponents must reapply for a new permit if they wish to continue use of the complex. 6. That all trees used in the model home complex be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons in size. 7. That a burglar alarm system be installed in all model homes, said system to be approved by the Police Division prior to installation. 8. That no flags, banners, pinwheels or similar atten- tion-drawing devices be utilized in the complex. -2-
