4. That the residences be constructed to meet the P.G. & E. Energy Conservation Home Standards (P.G. & E. estimated that their standards could be met for about $100 a home in 1976). 5. That notice of the beginning of construction be given to the residents living in homes on Del Valle Parkway one week in advance of the start of earthmoving activities. 6. That the haul route to the site be approved by City staff and that a temporary haul road be used on site to minimize construction traffic on Del Valle Parkway adjacent to existing residences on that street. 7. That all conditions contained in the memorandum from the Director of Engineering Services dated January 31, 1977, be complied with. 8. The developer shall provide properly designed and constructed access drives between the existing north and proposed south portions of street im- provements. These improvements shall be to the satisfaction of the Director of Engineering Services. 9. That the developer shall provide street improvements on Del Valle Parkway to the extent required by ordinance or as otherwise required by City Council. 10. That the open areas along the trail system shall be landscaped by the developer. Landscaping plans for planting and automatic irrigation system shall be submitted to the Director of Engineering Ser- vices for approval prior to final map approval. 11. That the channel right-of-way shall be dedicated to Alameda County Flood Control District with pro- visions for an access easement to the City for recreational use of the area. 12. The developer shall pay any and all fees that this parcel is subject to. 13. That the applicant provide in-tract street trees in accordance with the Subdivision Ordinance and street trees at 40 ft. o.c. along Del Valle Parkway, species to be determined by the Director of Engin- eering Services. 14. That all in-tract easements be granted as public service easements with no reference to specific use. -2-
