4. That the residences be constructed to meet the <br />P.G. & E. Energy Conservation Home Standards <br />(P.G. & E. estimated that their standards could <br />be met for about $100 a home in 1976). <br />5. That notice of the beginning of construction be <br />given to the residents living in homes on Del <br />Valle Parkway one week in advance of the start <br />of earthmoving activities. <br />6. That the haul route to the site be approved by <br />City staff and that a temporary haul road be used <br />on site to minimize construction traffic on Del <br />Valle Parkway adjacent to existing residences on <br />that street. <br />7. That all conditions contained in the memorandum <br />from the Director of Engineering Services dated <br />January 31, 1977, be complied with. <br />8. The developer shall provide properly designed and <br />constructed access drives between the existing <br />north and proposed south portions of street im- <br />provements. These improvements shall be to the <br />satisfaction of the Director of Engineering <br />Services. <br />9. That the developer shall provide street improvements <br />on Del Valle Parkway to the extent required by <br />ordinance or as otherwise required by City Council. <br />10. That the open areas along the trail system shall <br />be landscaped by the developer. Landscaping plans <br />for planting and automatic irrigation system shall <br />be submitted to the Director of Engineering Ser- <br />vices for approval prior to final map approval. <br />11. That the channel right-of-way shall be dedicated <br />to Alameda County Flood Control District with pro- <br />visions for an access easement to the City for <br />recreational use of the area. <br />12. The developer shall pay any and all fees that this <br />parcel is subject to. <br />13. That the applicant provide in-tract street trees in <br />accordance with the Subdivision Ordinance and street <br />trees at 40 ft. o.c. along Del Valle Parkway, <br />species to be determined by the Director of Engin- <br />eering Services. <br />14. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />-2- <br />
