Section 1 <br />Approve UP-77-1, subject to the following conditions: <br />1. That the development be substantially as shown on <br />the site plans and elevation, Exhibits A, B and C, <br />on file with the Planning Department. <br />2. That the proposed model swimming pool meet all <br />requirements of Chapter 11 (Swimming Pools), Title <br />II of the Ordinance Code of the City of Pleasanton. <br />3. That a trap fence at the front of the models be <br />removed prior to final building inspection of the <br />models. <br />4. That the temporary sales and construction office be <br />removed prior to the opening of the model home <br />complex. <br />5. That the developer post a cash bond or letter of <br />credit in an amount satisfactory to the Chief <br />Building Inspector to provide for the conversion <br />of the sales office into a garage and that this <br />action be taken prior to final building inspection <br />of the models. <br />6. That the southern portion of the perimeter fence be <br />set back at least 10 feet from the southern property <br />line of Lot No. 44. <br />7. That approval of this use permit does not constitute <br />approval of any signing for the development and <br />that if signing is desired, that it be resubmitted <br />to the City under separate application. <br />8. That this use permit is granted for a period of one <br />year, at which time the proponents must reapply for <br />a new permit if they wish to continue use of the <br />complex. <br />9. That all trees used in the model home complex be <br />a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons in size. <br />10. That a burglar alarm system be installed in all <br />model homes, said system to be approved by the <br />Police Division prior to installation. <br />11. That no flags, banners, pinwheels, or similar <br />attention-drawing devices be utilized in the com- <br />plex. <br />12. That the developer post a map in the sales office <br />showing the types of facilities and land uses <br />-2- <br />
