4. That traffic control devices such as
arrows and signs be established on the sub-
ject property to direct traffic on the site
in such a manner that all ingress is from
First Street and all egress onto Ray Street.
5. That application must be made with the
Fire Department for the storage of flam-
mable liquids on the subject site and that
complete plumbing plans for the station
accompany said application. The applicant
is reminded that installation of flammable
liquid tanks is also governed by the Bay
Area Air Pollution Control District and
contact should be made with that organi-
zation prior to start of construction.
6. That no automobiles, trucks, trailers,
or other vehicles be stored upon the site
for any purpose.
7. That the only activities which shall
take place on the site shall be the sale of
gasoline and petroleum products intended for
the use of motor vehicles. That no other
activities take place including the sale
of fertilizer, plastics and other petroleum
based products.
8. That a copy of these conditions be
displayed in a prominent location within
the service station at all times.
9. That the existing 30 foot driveway
on Ray Street be utilized as the only drive
on that street unless, upon submittal of the
final development plan, the City Engineer
determines that its relocation is justified
and that left turn movements from the Ray
Street driveway are subject to final plan
review and after completing such a review
the City Engineer shall determine if said
left turn movements shall be permitted.
10. That the developer extend the curb and
gutter on First Street 38 feet to the north-
eastern property line and extend the 10 foot
sidewalk along the entire length of the First
Street frontage of the subject property.
11. That the developer provide 8 Platanus
acerifolia as street trees along the Ray
Street and First Street frontage of the
subject property, but that these trees be
incorporated in the on-site planters rather
than in the sidewalk.
12. That the developer submit a survey and
site development plan per Article 3, Chapter
3, Title II of the Ordinance Code of the City
of Pleasanton subsequent to the Design Review
assuring that these plans receive approval
by the City Engineer prior to issuance to
a building permit.
-2-
