4. That traffic control devices such as <br />arrows and signs be established on the sub- <br />ject property to direct traffic on the site <br />in such a manner that all ingress is from <br />First Street and all egress onto Ray Street. <br />5. That application must be made with the <br />Fire Department for the storage of flam- <br />mable liquids on the subject site and that <br />complete plumbing plans for the station <br />accompany said application. The applicant <br />is reminded that installation of flammable <br />liquid tanks is also governed by the Bay <br />Area Air Pollution Control District and <br />contact should be made with that organi- <br />zation prior to start of construction. <br />6. That no automobiles, trucks, trailers, <br />or other vehicles be stored upon the site <br />for any purpose. <br />7. That the only activities which shall <br />take place on the site shall be the sale of <br />gasoline and petroleum products intended for <br />the use of motor vehicles. That no other <br />activities take place including the sale <br />of fertilizer, plastics and other petroleum <br />based products. <br />8. That a copy of these conditions be <br />displayed in a prominent location within <br />the service station at all times. <br />9. That the existing 30 foot driveway <br />on Ray Street be utilized as the only drive <br />on that street unless, upon submittal of the <br />final development plan, the City Engineer <br />determines that its relocation is justified <br />and that left turn movements from the Ray <br />Street driveway are subject to final plan <br />review and after completing such a review <br />the City Engineer shall determine if said <br />left turn movements shall be permitted. <br />10. That the developer extend the curb and <br />gutter on First Street 38 feet to the north- <br />eastern property line and extend the 10 foot <br />sidewalk along the entire length of the First <br />Street frontage of the subject property. <br />11. That the developer provide 8 Platanus <br />acerifolia as street trees along the Ray <br />Street and First Street frontage of the <br />subject property, but that these trees be <br />incorporated in the on-site planters rather <br />than in the sidewalk. <br />12. That the developer submit a survey and <br />site development plan per Article 3, Chapter <br />3, Title II of the Ordinance Code of the City <br />of Pleasanton subsequent to the Design Review <br />assuring that these plans receive approval <br />by the City Engineer prior to issuance to <br />a building permit. <br />-2- <br />
