8. That partial street improvements consisting <br />of water, sanitary sewer and storm drainage <br />facilities be provided by developer in Vine <br />Street in conjunction with this development. <br />9. That remaining street improvements on <br />Vine Street, including but not limited to, <br />curb and gutter, sidewalk, grading, paving, <br />street trees, street lights, street monuments, <br />underground electrical and communications <br />facilities and traffic control signs be <br />properly guaranteed by the developer prior to <br />issuance of a building permit. <br />10. That a detailed site grading and drainage <br />plan be submitted to and approved by the <br />City Engineer prior to issuance of a building <br />permit. <br />11. That developer provide profile of the <br />center line of future Vine Street adequate <br />in length to determine a preliminary grade <br />so that we will know that the proposed grading <br />plan will fit properly with future Vine Street. <br />12. That all driveways and parking areas be <br />paved with a minimum of 2 inches A.C. over <br />5 inches A.B. <br />13. That street numbers be posted so as to <br />be easily seen and read from the street at all <br />times, night or day, and that they be illumi- <br />nated. <br />14. That a building permit survey in accordance <br />with Ordinance 387 be provided to and approved <br />by the City Engineer prior to issuance of a <br />building permit. <br />15. That any existing wells and septic tanks <br />on the property be sealed and abandoned in <br />accordance with City standards. <br />16. That the usual annexation fee of $200.00 <br />per acre or fraction thereof be paid to the <br />City prior to issuance of a building permit. <br />17. That the sanitary sewer assessment of <br />$160.00 per acre be paid to the City prior to <br />issuance of a building permit. This fee is <br />in addition to the sewer connection fee <br />described by Ordinance 467 and the sewer <br />surcharge be as described by Ordinance 634. <br />18. That a recreational easement be granted <br />to the City over that portion of the parcel <br />that lies beyond (northerly of) the top of <br />the bank of Arroyo del Valle. <br />19. That plans for all street improvements, <br />water facilities, sanitary sewer facilities <br />and storm drain facilities be prepared by <br />a registered civil engineer. <br />-2- <br />
