PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1122 <br />A resolution of the Planning Commission of <br />the City of Pleasanton approving Z-71-91. <br />WHEREAS, the application of the United Presbyterian <br />Church for site plan, landscaping and archi- <br />tectural approval to permit the construction <br />of 131 apartment units on that property <br />generally located on the north side of Vineyard <br />Avenue, Pleasanton, known as Pleasanton Greens, <br />has come before this Board. <br />WHEREAS, said Board has held a public hearing and has <br />examined the pertinent maps, drawings and <br />testimony. <br />NOW, THEREFORE, BE IT RESOLVED that Z-71-91 be approved subject to <br />the following conditions: <br />1. That the applicant adhere to the site <br />plan as submitted with the understanding that <br />if and when the record of survey of the job <br />is submitted, should that survey not conform <br />to the boundary as described on the site plan, <br />the City shall have the prerogative to review <br />again all parking and spacing of buildings. <br />2. That the applicant shall adhere more or <br />less to the conceptual design as submitted, <br />also as to the type of materials noted. <br />3. That the applicant shall adhere to the <br />requirements provided by the Department of <br />Public Works. <br />4. That the applicant shall submit for <br />staff approval a description, quantity and <br />size of all landscaping materials to be <br />installed within the project. <br />5. That the right-of-way for Vine Street <br />be dedicated to the City prior to issuance <br />of a building permit. This dedication to <br />include a 27.35 ft. wide strip some 102 feet <br />long not now owned by this developer at <br />the west side of this development. <br />6. That an eight foot wide public service <br />easement along both sides of Vine Street and <br />along Vineyard Avenue be dedicated to the <br />City prior to issuance of a building permit. <br />7. That full street improvements on Vineyard <br />Avenue be provided by the developer in con- <br />junction with this development. <br />
