20. That a ten foot wide public service ease- <br />ment be granted to the City for the north <br />south water line that will be required to <br />serve this development. <br />21. That all electrical and communications <br />facilities within future Vine Street be <br />installed underground. <br />22. That the developer be advised that <br />capacity in Pleasanton's sewage treatment <br />plant is limited and should it be evident <br />to the Director of Public Works that no <br />capacity is available in Pleasanton's sewage <br />treatment plant at such time as applications <br />for building permit within this development <br />are received, said building permits may be <br />withheld until capacity is available. <br />23. That any fire protection facilities <br />required by the fire chief be provided by the <br />developer. <br />24. That the driveway width be increased to <br />provide a minimum width of 23 feet at all <br />locations. <br />25. That the developer be advised that his <br />plans for drainage into the Arroyo del Valle <br />must be submitted to and approved by the State <br />Department of Fish and Game as well as the <br />City of Pleasanton prior to construction of <br />said drainage facilities. <br />26. That the fee required by Mutual Benefit <br />District #5 applicable to this property be <br />paid prior to issuance of a building permit. <br />27. That site plan and elevations for the <br />elderly housing be returned to the full <br />Commission after staff review. <br />28. That Vine Street assessment district <br />negotiations be entered into by the applicant. <br />29. That an automatic irrigation system be <br />included in the landscaping plan. <br />30. That a more extensive landscaping plan <br />that includes sizes and variations be submitted. <br />31.
