10. That trailer and equipment rentals on said premises shall not be permitted. 11. That said site will not be used to ad- vertise the sale or storage of autos, boats or any other unrelated items. 12. A detailed site drainage plan must be submitted to and approved by the City Engineer prior to issuance of a building permit. 13. That no other free-standing signs except those approved as submitted will be allowed. Nor will any signs or banners or flags, etc. be attached to any light standard, the struct or the canopies be permitted. 14. That auto towing facilities and equipment and other non-related services shall be pro- hibited on said premises, said condition is hereby applicable to the property owner and to the lessee of said property. 15. Every lessee of said property is to re- ceive a copy of these conditions. 16. That the illumination of the canopy and methods of shielding the flourescent lamps shall be subject to the approval of the Dir- ector of Community Development. 17. That the design of the on-site light standards shall be submitted to this depart- ment for the approval of the Director of Community Development. 18. That the applicant provide street trees in accordance with the Public Works Department 19. In regard to other signing, such as Blue Chip stamps, service authorization signs, credit card signs and signs placed in windows, etc., prior to placement shall be submitted to this department for approval. 20. That said service station, if abandoned for 90-days, will be removed by the property owner or the oil company at their expense. If this is not done by the responsible parties the City will have the right to remove said station with the cost being levied against said property owner or the oil company. Also that should another use be designated for the site after removal of said station, the pro- cedures of the Design Review Ordinance shall be applicable to the new use and be concluded within the same 90-day period. -2-
