Albe~°tson's -This stogy°e had looked at this site in the past and each time they <br />looked at it, their sales numbers came in very weak Asyou may know, <br />Albertson 's has since been sold and is not expanding at this time. <br />Given the above ~°esults, it ~~~as clear to us that this was not a good gT~ocery store <br />location. We then started to look at alternate development possibilities. Through our <br />strong, national relationship with The Home Depot, they had expressed to us that <br />they needed another store location in Pleasanton and articulated extreme interest in <br />the subject site. " <br />• What other uses have been considered for this site? Why is a supermarket not <br />practical alternative? What efforts were made by the developer to find another use, <br />such as a supermarket? Is Draeger's a possibility given their stated intention to <br />expand in the East Bay? <br />See above. <br />Traffic: <br />• If existing Jolulson Dr. store closes, what incremental traffic would shift to the new <br />store? How much additional traffic on Valley? What is total itnpact? <br />The supplemental Traffic analysis conducted field observations at the Johnson Drive <br />Home Depot. Fironz these field observations, it was determined that the b~ips ~~~ere <br />generated fi°om the following areas: <br />58% from the north <br />12% from the west <br />10% from the east <br />20% fi~om the south <br />It was assumed that 30% of these trips ~~~ould move to the Stanley Home Depot if the <br />Johnson Drive store closes. <br />Assuming the Johnson Drive store closes (and this is speculative), the changes in <br />volume at the various intersections were minor. The most significant change in <br />volume was at the Stanley/Valley/Bernal intersection, where an additional 4=1 vehicles <br />entered the intersection in the weekday PMpeak arzd at Santa Rita @ Valley where <br />an additional 65 vehicles entered the intersection. <br />• Clarify assumptions in traffic report: Was Stoneridge Dr. Extension assumed to be <br />completed or not? Were land uses along El Charro Rd. in East Pleasanton and <br />Livermore included? If not, they should be modeled. <br />The Stoneridge Drive Extension was not modeled. The traffic analysis,for individual <br />development proposals uses an "existing + approved "level of analysis, which uses <br />
