Tliis is based on The Home Depot and Longs D~°ug annual repo°ts and use of <br />"industry standard benchmark employment estimates for the remainder of the retail <br />stores. " <br />• What is the number of full time employees in the existing Johnson Dr. store? What <br />percentage of these employees are Pleasanton residents? <br />According to Home Depot, there are approximately 170 employees at the Johnson <br />Dr. store; approximately 22 live in Pleasanton, which represents about 7.7% <br />another 5-10 Pleasanton residents work in other Home Depot stores. The percentage <br />of full time employees vs. part time employees varies by store.. Generally, the ratio is <br />60% full time and 40% part time employees. <br />• What is the number of full time employees in the Livermore store? <br />Currently there are 122 employees. <br />• What is market, or trade area impact of opening the proposed new store? Prepare a <br />market or trade area analysis. <br />Refer to PRC report. <br />• All fiscal/economic/market analyses should address entire shopping center as well as <br />just Home Depot. <br />The fiscal analysis addressed all uses in the center. The tJ~ade area analysis <br />addressed only Home Depot because the issue was if the City could support a second <br />Home Depot; other uses were not an issue. <br />• Why did the developer choose a Home Depot for this site? <br />Response by Regency: "It is Regency's desire to develop neighborhood anchored <br />shopping centers that include a grocery stogy°e n~henever feasible. This was the first <br />type of shopping center we analyzed for this property. Through due diligence, we <br />contacted various grocery store users. Below is a summary of those discussions: <br />• Safeway -Too close to their existing store at Santa Rita and Valley. Trade <br />area is well covered by that store; <br />• Nob Hill/Raleys -Nob Hill has a radius restriction on the existing store on <br />Santa Rita that ~~~ould prohibit a store at this location. In any event, that store <br />and the Raleys on Sunol Blvd. properly cover the trade area; <br />• Wlzole Foods - Wanted a store more centrally located. They had performed a <br />market sales analysis for this location which came out woefully short of what <br />they needed for a viable store; <br />6 <br />
