While each situation is <br />unique based on location and economic factors, and thus timing of new tenants <br />vas°ies, vacant space along the 1-580 and I-680 corridors has not ~°emained on the <br />market for protracted lengths of time. <br />• Consider the differing impacts if one of the Home Depot stores becomes a smaller <br />home improvement store such as Yardbirds. <br />PRC cannot conclude definitely that a Yap°dbirds store would work at this location <br />due to the smaller net sales that it i~~ould generate relative to a Home Depot store. <br />Home Depot, which is now Yardbirds parent company, has indicated that it would not <br />build a Yardbirds at this location since they do not regard it as being financially <br />feasible. <br />See Pacific Retail Consultants report for more details. <br />• Would the new store be a contractor Home Depot or a regular Home Depot? The new store will be a regular <br />Home Depot format but will likely be more of a "consumer "store. " <br />• What is the net number of new full time employees for Home Depot? State lcey <br />assumptions. What is the number for the entire center? How many of the employees <br />will come from the existing stores or existing local businesses vs. how many will be <br />net additions to the job base? What percentage of net new jobs will be filled by <br />Pleasanton residents <br />Response by Home Depot: Home Depot expects to have between 200 and 250 <br />employees at the proposed store during the first year of operation; however, it <br />expects this number to decrease to about 122 after the first year, although the number <br />would increase again seasonally, such as during the Holidays. Home Depot's <br />economic consultant (Kosnzont Companies) estimates that the project as a ~~hole ~~~ill <br />generate 632 construction-related jobs (one year period), and 474 total jobs (301 <br />,full-time and 173 part-time) with development of the proposed center as a whole. <br />
