Attachment: List of Home Depot Questions <br />Economic!Fiscal: <br />• Identify the economic impacts to existing businesses in the city. <br />• Provide expected gross sales revenues of new store, initially and in three years, with <br />Johnson Dr. store in operation. <br />• What were the gross sales revenue for the Johnson Dr. Home Depot store in 2005 and <br />2006? <br />• What is the average transaction amount? Confirm if $60, as stated by Home Depot. <br />Home Depot Annual Report (9 months in 2006) cites an average transaction of $42. <br />Why the difference? Is $60 the average transaction at the Johnson Dr. store? <br />• Provide expected gross sales revenues of new store, initially and in three years, <br />without Johnson Dr. store in operation. <br />• How much do local small businesses give back to community vs. a national chain? <br />• Review staffs original fiscal analysis and clarify/resolve discrepancies with <br />statements made by applicant. <br />• How long has it taken closed freeway stores to re-open? List over past 10 years. <br />• Consider the differing impacts if one of the Home Depot stores becomes a smaller <br />home improvement store such as Yardbirds. <br />• Would the new store be a contractor Home Depot or a regular Home Depot? What are <br />the differences and what would be the differing impacts? <br />• What is the net number of new full time employees? State key assumptions. <br />Traffic: <br />• If existing Johnson Dr. store closes, what incremental traffic would shift to the new <br />store? How much additional traffic on Valley? What is total impact? <br />• What can be done to preclude trucks from entering if used wrong route or from <br />entering before opening hours? (check City of Campbell). <br />• Clarify what the implication to the level of service (LOS) at the Santa Rita/Valley <br />intersection with the new Home Depot with and without the triple southbound left <br />turn lane from southbound Santa Rita Rd. to eastbound Valley Ave. added. If the <br />Johnson Dr. Home Depot is closed, what would the LOS be at that intersection, with <br />and without the triple left turn lane? <br />• What is the alternate mitigation for that intersection? <br />• What is the incremental weekend traffic impact, especially during the summer, with <br />and w°ithout the Shadow Cliffs water slide expansion? Weekend traffic analysis is <br />needed. <br />• What is the supporting data that building this Home Depot would reduce cross-town <br />trips? <br />
